This contractual document shall govern the procurement of products and services through the website owned by REVERTER TURISMO SL. hereinafter

The acceptance of this document implies that the USER:

– You have read, understand and comprehend the above.

– It is a person with sufficient capacity to contract.

– Assumes all obligations set forth herein.

These conditions will be valid for an indefinite period of time and will be applicable to all contracts made through the 8Lacus website.


Identity of the contracting parties

On the one hand, the provider of the services contracted by the USER is REVERTER TURISMO SL, with registered office at Calle Reverter 10-12 08903 Hospitalet de Llobregat, NIF B02902278 and customer service phone / USER 655489862

And on the other hand, the USER that is the object of the contract

The purpose of this contract is to regulate the contractual relationship between 8Lacus and the USER at the moment the USER accepts, during the online contracting process, the rental of real estate for temporary accommodation.

The contractual relationship for the reservation of accommodation entails the rental of the chosen property, for a limited period of time, in exchange for a price determined and publicly displayed through the website. Extra services can be contracted at the time of booking.


Contracting procedure

The USER, in order to access the services or products offered by 8Lacus must freely and voluntarily provide the personal data that will be required, which will be treated in accordance with the provisions of Regulation (EU) 2016/679 of 27 April (GDPR) and the Organic Law 3/2018 of 5 December (LOPDGDD), detailed in the Legal Notice and Privacy Policy of this website.

Unless otherwise stipulated in writing, making a reservation with 8Lacus implies acceptance by the USER of these legal conditions. No stipulation made by the USER may differ from those of 8Lacus if it has not been expressly accepted in advance and in writing by 8Lacus.



Our automatic system for calculating availability and prices will allow you to choose the apartment you are interested in and then book the accommodation.

Confirmation of the reservation: Once you have filled in all the necessary fields, the reservation will be confirmed and you will immediately receive an e-mail with all the details (address, type of room reserved, dates, price, etc.).

During the reservation process, a valid credit card (Visa, Master Card, Diners Club, American Express and Maestro) is required to guarantee the reservation.



8Lacus makes a deposit of 200 euros on the credit card presented as a reservation or payment in case of damages. Upon departure, the accommodation will be inspected and the deposit will be returned in the same method provided at check-in. In the event of any damage to the accommodation, such damage will be deducted from the deposit.


Inputs and outputs

The entrances and exits of our lodgings are as follows:

Entrance: The entrance to the apartments starts at 16:00 at the property itself and through the access control protocol previously sent to the e-mail address provided by the USER.

The housing is delivered clean. Bath towels and sheets are included in the rental price.

Departures: Departure time from the accommodations is at 11:00 am at the latest. Keys must be left inside the apartment.


Extra services

If you are interested in hiring our extra services, you can do so at the end of your reservation or by contacting the establishment prior to your arrival.

Crib: Cot rental is free of charge, but advance reservation is required.

Parking: 18€ per parking space per day


Customer Responsibilities

The customer undertakes to respect the regulations of the Community. During the hours of rest from 22:00 to 9:00, it is not allowed to use the accommodations for the purpose of party celebrations, nor to make noise.

In no case is it allowed to occupy the lodging for more people than those established in its maximum capacity. Electricity and water use must be rational. When the air conditioner is on, do not forget to close doors and windows.

It is forbidden to hang towels and clothes on the balcony railings.

Children must always be accompanied by their parents and under their responsibility.

The contract holder is responsible for the correct behavior of all occupants, otherwise 8Lacus reserves the right to expel the occupants from the accommodation, without the right to future claims or any type of compensation.

Neither 8Lacus nor the owner shall be liable for any direct or indirect damage that may be caused as a result of misuse of the accommodation, including but not limited to: damage, loss after fire, theft, crime, accidents or other types of damage.



The user may cancel or modify the reservation up to 24 hours before the check-in date, except for those offers that have a different cancellation policy. In any case, it will be specified before making the reservation.

Our goal is that our customers have a pleasant stay.

If during the rental period there is any breakdown in the installations or electrical appliances, you must notify 8Lacus immediately in order to solve these incidents as soon as possible.

In case of force majeure (damage caused by water, fire, etc.), 8Lacus will replace the reserved accommodation with another of the same characteristics. In case of unavailability of accommodations, 8Lacus will reimburse the total amount not used.


The parties shall not be liable for any failure due to force majeure. Performance of the obligation shall be delayed until the force majeure event has ceased.



The USER may not assign, transfer or transfer the rights, responsibilities and obligations contracted.

Should any provision of these terms and conditions be deemed void or unenforceable, the validity, legality and enforceability of the remaining provisions shall not be affected in any way, nor shall they be modified in any way.

The USER declares that he/she has read, knows and accepts these General Conditions in their entirety.



All sales and deliveries made by 8Lacus are subject to these General Terms and Conditions.



The prices indicated for each product include Value Added Tax (VAT) or other taxes that may be applicable and shall be expressed in EURO currency.

The prices applicable to each property are those published on the website. The USER assumes that the economic valuation of some of the services may vary in real time. Prices may change daily until the reservation is made.

Any payment made to 8Lacus will result in the issuance of an invoice in the name of the registered USER or the company name provided by the USER at the time of booking. This invoice will be sent to the USER at the time of completion of the rental and payment of all contracted services.

Property search.

Our website has a search system by different parameters to facilitate the choice of your accommodation. Types of reservations:

Reservation with immediate confirmation: Minimum price of the service stipulated on the website. You can make your reservation online and add the extra services that suit you.

Reservation (purchase request)

From the Online Reservation section, you can consult the description and characteristics of the accommodation, the services included, the optional services (extras) and the particular conditions of each property.

The final price will be calculated according to the selected check-in and check-out dates, the number of people accommodated (adults and children) and the extra services chosen.



The guarantee of the products offered will respond to the following articles based on Law 23/2003, of July 10, 2003, on Guarantees for the sale of consumer goods and services:

Conformity of services with the contract

Unless there is evidence to the contrary, the services shall be deemed to be in accordance with the contract provided that they meet all of the following requirements, unless, due to the circumstances of the case, any one of them is not applicable:

a) They conform to the description made by 8Lacus.

b) Are suitable for the uses to which services of the same type are ordinarily destined.

c) Are suitable for any special use required by the customer, when this has been made known to 8Lacus at the time of the conclusion of the contract, provided that 8Lacus has admitted that the service is suitable for this use.

d) They present the usual quality and performance of a service of the same type that the customer can reasonably expect, taking into account the nature of the service and, where appropriate, the descriptions of the specific characteristics of the services made by 8Lacus.

e) 8Lacus describes the details, technical characteristics and photographs of the properties provided by the property owners, so it is not bound by these public statements.

2. The lack of conformity resulting from a service not performed or rendered will be equated to the lack of conformity of the contract, provided that the responsibility for it lies with 8Lacus or under its responsibility; on the contrary, when the service not performed or rendered is due to negligence or malpractice of the USER, it will not be considered any fault of 8Lacus and will be considered in accordance with the terms of the contract.

3. There shall be no liability for non-conformities that the USER knows or could not have been unaware of at the time of the conclusion of the contract or that have their origin in information provided by the USER.


Responsibility of 8Lacus:

8Lacus shall be liable to the USER for any lack of conformity existing at the time of delivery of the accommodation. 8Lacus recognizes the USER the right to repair the service, to its replacement, to the price reduction and to the termination of the contract.


Repair and replacement of products:

  1. If the service does not comply with the contract, the USER may choose between demanding repair or replacement, unless one of these options is impossible or disproportionate. From the moment the USER communicates to 8Lacus the chosen option, both parties shall abide by it. This decision of the USER is without prejudice to the provisions in the cases in which the repair or replacement fails to bring the service in conformity with the contract.
  2. Any form of remedy that imposes costs on 8Lacus that are unreasonable in comparison with the alternative form of remedy, taking into account the value that the service would have if there were no non-conformity, the significance of the non-conformity and whether the alternative form of remedy could be carried out without major inconvenience to the USER, shall be deemed disproportionate.

Rules for repair or replacement of the product:

Repair and replacement shall conform to the following rules:

The USER will be charged free of charge for the necessary expenses incurred to remedy the lack of conformity of the contracted services.

They will be carried out within a reasonable period of time and without major inconveniences for the USER, taking into account the nature of the services and the purpose they had for the USER.

If, once the repair is completed and the property is delivered, it is still not in conformity with the contract, the USER may demand its replacement, a price reduction or the termination of the contract.

If the replacement fails to bring the property into conformity with the contract, the USER may demand the repair of the property, a price reduction or termination of the contract.


Price reduction and termination of the contract

The price reduction and the termination of the contract will proceed, at the USER’s choice, when the USER cannot demand the repair or replacement of the service and in cases where these have not been carried out within a reasonable time or without major inconvenience to the USER.

The resolution shall not proceed when the lack of conformity is of minor importance.


Criteria for price reduction

The price reduction shall be proportional to the difference between the value that the service would have had at the time of delivery if it had been in accordance with the contract and the value that the service actually had at the time of delivery.



Unless proven otherwise, delivery shall be deemed to have been made on the day shown on the reservation.

The USER must inform 8Lacus of the non-conformity at the time he/she becomes aware of it or, at the latest, at the end of the stay.

In the absence of proof to the contrary, it shall be understood that the USER’s communication has taken place within the established term.



These conditions shall be governed by or construed in accordance with Spanish law in all matters not expressly set forth herein. 8Lacus and the USER agree to submit any controversy that may arise from the provision of the products or services object of these Conditions to the Courts and Tribunals closest to Barcelona.

In the event that the USER is domiciled outside Spain, 8Lacus and the USER expressly waive any other forum, submitting to the Spanish jurisdiction established in the previous paragraph.
